? Do I need an extractor fan if I have a window?

Building Regulations require mechanical ventilation in all bathrooms. A window alone doesn't meet the minimum extraction rate of 15L/s. We recommend a fan even with a window.

? What's better - humidistat or timer?

Humidistat is smarter (turns on automatically when humidity rises), but timer is cheaper and perfectly adequate if you shower regularly. We recommend humidistat for holiday homes or rentals.

? How loud are modern extractor fans?

Quality fans run at 25-35dB (whisper quiet). Cheap builders' fans can hit 50dB+ (hairdryer level). We only install low-noise models from brands like Manrose Quiet and Vent-Axia Silent.

? Can you fit a fan without loft access?

Yes. We can vent directly through an external wall (core drill), or fit an inline fan in a ceiling void. Loft access makes it easier, but it's not essential.

? Where does the ducting go?

Ducting must vent to outside air - either through a soffit vent, ridge tile vent, or external wall vent. NEVER into the loft space (causes condensation and mould in your loft).

? How long does installation take?

Simple replacement: 1-2 hours. New installation with ducting: 2-4 hours. Inline loft fans: 3-5 hours depending on loft access and cable runs.

? Do I need an electrician or can I DIY?

Bathroom electrical work is notifiable under Part P regulations. You must use a qualified electrician who provides certification, or notify Building Control yourself (£££).

? What is the minimum extraction rate?

Building Regulations Part F requires 15 litres/second for bathrooms. Most 100mm fans exceed this. We ensure compliance on every installation.

? Can the fan be wired to run constantly?

Yes, but it's wasteful. Better to wire it to the light switch with a timer, or use a humidistat. Continuous running fans are mainly used in commercial toilets.

? How do I stop cold air coming through the fan?

Quality fans have built-in backdraft shutters that close when the fan is off. We always fit models with shutters to prevent heat loss and draughts.
