? How often do landlords need an EICR?

Every 5 years, or at change of tenancy (whichever is sooner). If your current certificate is older than 5 years, you cannot legally re-let the property.

? What if my EICR fails?

We categorize faults as C1 (Danger), C2 (Potentially Dangerous), or C3 (Improvement Recommended). C1/C2 faults must be fixed before you can get a Satisfactory certificate. We quote on-site and can fix them immediately.

? How much does an EICR cost?

Standard 1-3 bed properties start from £150-£200. Larger homes or HMOs cost more due to additional circuits. We provide fixed quotes upfront—no hidden fees.

? How long does testing take?

A typical flat takes 2 hours. A 4-bed house takes 3-4 hours. We need to turn off power briefly to test circuits, so warn tenants in advance.

? Can I do an EICR myself?

No. EICRs must be carried out by a qualified electrician registered with NICEIC, SELECT, or equivalent. DIY testing is not legally valid.

? Do you test during tenancies?

Yes. We can test with tenants present. We'll coordinate with them directly to arrange access and minimize disruption.

? What if I have multiple properties?

We offer volume discounts for portfolio landlords with 5+ properties. We can test multiple properties in one week and provide all certificates together.

? Is an EICR the same as PAT testing?

No. EICR tests fixed wiring (cables, sockets, lights). PAT tests portable appliances (kettles, toasters, TVs). Landlords need both, but EICR is the legal requirement.

? Do I need an EICR for a new build?

Yes, but not immediately. New builds come with an Electrical Installation Certificate valid for 5 years. After that, you need an EICR before re-letting.

? Can tenants refuse access for testing?

No. Your tenancy agreement should include a clause allowing access for safety inspections. Give 24 hours' notice in writing and the tenant must cooperate.

? What happens if a tenant gets electrocuted?

If you don't have a valid EICR, you're liable for prosecution under Health & Safety law. You could face unlimited fines and imprisonment for gross negligence.
