Building Control requires specific electrical installations for extensions. Here's what you must have to pass inspection.

Smoke
Alarms

Interlinked smoke alarms are mandatory in all habitable rooms and hallways. We install hardwired mains-powered alarms with battery backup.

RCD
Protection

All new circuits must be RCD protected (30mA trip). Old-style rewireable fuse boxes don't meet regulations and must be upgraded.

Extraction
Fans

Kitchens and bathrooms need mechanical extraction. We install humidity-controlled fans that comply with Part F ventilation regulations.

Part P
Certificate

We provide BS 7671 Electrical Installation Certificates for building control. Without this, your extension won't pass final inspection.

? Do I need building control approval for extension electrics?

Yes. All new electrical circuits in extensions are notifiable under Part P. We submit the notification and provide certificates for building control sign-off.

? Can my existing fuse box handle an extension?

Depends. If you have a modern consumer unit with spare ways and RCD protection, possibly. If you have an old rewireable fuse box, it must be upgraded to meet current regulations.

? How much does extension electrical work cost?

Basic kitchen extension (first + second fix): £1500-£2500. Two-storey extension with new consumer unit: £3000-£5000. Granny annex full fitout: £4000+. Depends on size and complexity.

? When do you do first fix?

After blockwork is complete and the roof is on, but before plastering. This gives us access to stud walls and allows us to route cables before they're hidden.

? Can you install underfloor heating?

Yes. We install dedicated circuits for electric underfloor heating mats. These are typically 150W/m² and require careful load calculation to avoid overloading circuits.

? Do I need interlinked smoke alarms?

Yes, it's a building regulation requirement. All habitable rooms, hallways, and landings need hardwired interlinked smoke alarms. We install these as standard.

? Can I choose my own light fittings?

Absolutely. You can source your own fittings (from B&Q, IKEA, etc.) and we'll install them during second fix. Just ensure they're suitable for UK wiring standards.

? What if I want smart home wiring?

We can install smart switches, dimmers, and dedicated circuits for whole-home automation. Popular systems include Hue, Lutron, and Loxone. Let us know at design stage.

? Do you work with specific builders?

We work with most reputable builders across Angus. If you already have a builder, give us their details and we'll coordinate directly with them.

? How long does first fix take?

Typical single-storey kitchen extension: 2-3 days. Two-storey extension: 4-5 days. We work around your builder's schedule to avoid delays.

? What certificates do I receive?

You'll receive a BS 7671 Electrical Installation Certificate for building control, a Minor Works Certificate for any alterations to existing circuits, and an RCD test certificate.

? Can you move my existing consumer unit?

Yes, if it's in the way of the build. We relocate boards and install meter tails extensions if needed. This requires coordination with SSE Networks for supply isolation.

? Do you install outdoor sockets for the extension?

Yes. We often install weatherproof outdoor sockets on new extension walls for garden tools, pressure washers, and Christmas lights. These must be RCD protected.
