James Leslie - Brechin Electrician
James Leslie
Founder & Lead Engineer

Ex-RAF. Ex-Fire Service.
100% Brechin Local.

I served as a Retained Firefighter with Brechin Fire Service and a Royal Air Force Electrical Engineer. I have seen firsthand what happens when electrical systems go wrong.

I've seen rubber-sheathed cables from the 1950s still in use. Old wiring doesn't give warnings - it just fails. Usually with fire.

That's why I don't cut corners on rewiring. Every install is done to BS 7671 standards with full certification. I know Brechin's Victorian terraces and 1950s bungalows inside out.

Why Rewire Your Home?

Old wiring is not just inconvenient - it's dangerous. Modern homes demand modern electrics. Here's why rewiring is one of the best investments you can make.

Fire
Prevention

Old rubber/cloth cables degrade and short circuit. Modern PVC cables with RCD protection prevent electrical fires before they start.

No More
Tripping

Modern circuits handle today's appliances - air fryers, EV chargers, heat pumps. No more overloaded circuits or blown fuses.

More
Sockets

No more extension leads everywhere. We add sockets where you need them - bedrooms, kitchens, home offices. USB outlets included.

Add
Value

Buyers want certified electrics. A rewired home with BS 7671 certificate removes buyer hesitation and adds thousands to your home value.

Warning: Your Wiring Could Be 70 Years Old

As a former firefighter, I've attended house fires caused by old wiring. Rubber cables lose their insulation, wires touch, and fires start inside your walls. There's no earth protection, no RCD protection.

If your fuse box has rewirable fuses or your sockets are round-pin, you are living with 1950s technology. Modern circuits prevent fires before they happen. Don't wait for smoke.

House Rewiring FAQs

? How long does a full rewire take?

Typically 5-10 days for a 3-bedroom house, depending on access and complexity. We work room-by-room so you can still live in the property.

? Will you need to lift floorboards?

Usually yes, in upstairs rooms. We carefully lift and refit boards, and can arrange for a joiner if you want them re-screwed or upgraded.

? Can you rewire without plastering?

Mostly. We use existing ceiling roses and carefully chase walls for new sockets. Some small patches may need filling, but full replastering is rare.

? How much does rewiring a 3-bed cost?

Typically £4,500-£7,000 depending on property size and access. We provide fixed-price quotes after a free survey.

? Do you rewire in Montrose?

Yes. We cover all of Angus including Montrose, Forfar, Kirriemuir, Laurencekirk, and surrounding rural areas.

? Is rewiring covered by building regs?

Yes. All rewiring must be notified to building control. As NICEIC registered electricians, we self-certify and handle this for you.

? Can I stay in the house during rewiring?

Yes. We work room by room and restore power each evening. You may need to use temporary lighting for a few days.

? What's included in a rewire?

New cables throughout, new consumer unit with RCD protection, new sockets/switches, lighting circuits, testing, and BS 7671 certificate.

? Do you install smart home wiring?

Yes. We can run Cat6 data cables for wired smart devices, install smart switches, and prep circuits for future home automation.

? Will you decorate after?

We make good all holes and chases, but we're electricians not decorators. We can recommend trusted local decorators if needed.

? How do I know if I need a rewire?

If you have rubber cables, round-pin sockets, rewirable fuses, or your home is pre-1970, you likely need a rewire. We offer free assessments.

? What certificate do I get?

You receive an Electrical Installation Certificate (EIC) compliant with BS 7671. This is legally required for house sales and insurance.
