New Scottish Fire Safety regulations came into force requiring all homes (owned and rented) to have interlinked alarms.

What You Need

  • One smoke alarm in living room (or most-used room)
  • One smoke alarm in every hallway/landing
  • One heat alarm in the kitchen

Landlord Penalties

? Do I need interlinked alarms if I own my home?

Yes. The law applies to ALL Scottish homes, whether rented or owned. If you sell your home, solicitors will ask for proof of compliance.

? Can I install battery alarms myself?

Technically yes, but we strongly recommend professional installation. Positioning matters—alarms in the wrong place won't work properly. Plus, you'll need a certificate for landlord or insurance purposes.

? What's the difference between smoke and heat alarms?

Smoke alarms detect particles in the air (ideal for living rooms and halls). Heat alarms detect temperature rise (perfect for kitchens where steam would trigger false alarms).

? How long do the batteries last?

We only install 10-year sealed lithium batteries. You never change them. After 10 years, you replace the entire unit (which you'd do anyway as sensors degrade).

? Do I need a carbon monoxide alarm?

If you have ANY fuel-burning appliance (gas boiler, wood burner, open fire, oil heating), Scottish law requires a CO alarm in that room. We always install Aico Ei3018 units for CO detection.

? How much does it cost?

A typical 3-bed home requires 3-4 alarms. Expect £300-£500 for a professional Aico system with certificate. Cheaper Kidde systems start around £200. We give fixed quotes upfront.

? Can you install alarms in a listed building?

Yes. We use wireless RF alarms that require only screw-fixing. No cables, no drilling through historic plaster. Fully reversible if needed.

? Do landlords get fined for not having alarms?

Yes. Landlords can be prosecuted, fined up to £5,000, and tenants can legally withhold rent. Your home insurance may also be invalid without compliant alarms.

? Do the alarms need WiFi?

No. They communicate via radio frequency (RF) or hardwire, not WiFi. They'll work even during a power cut (via battery backup).

? How often should I test them?

Press the test button monthly. If an alarm doesn't sound, call us immediately. Alarms should be replaced every 10 years regardless.

? Will they go off when I cook?

Not if installed correctly. Heat alarms in kitchens detect temperature, not smoke. We position smoke alarms away from cooking areas to prevent nuisance trips.

? Do you provide a certificate?

Yes. We issue a Minor Works Certificate confirming compliance with BS 5839-6 and Scottish Fire Safety regulations. Essential for landlords and solicitors.
